Pool shell and structure
Visual inspection of the pool shell, coping, tile line, and deck for cracks, settling, or signs of structural movement. We check the skimmers, returns, and main drain fittings.

Equipment assessment
We check the pump, filter, heater, salt system, and any other equipment. Age, condition, and whether anything needs replacement before or after the sale.

Full leak detection
This is what sets our inspection apart. We run a full leak detection using the same certified, non-invasive methods we use on every leak call. If the pool is losing water, we will find where and why.

Water chemistry test
We test the water chemistry to check chlorine, pH, alkalinity, and stabilizer levels. This tells you whether the pool has been maintained properly or neglected.

Written inspection report
You get a written report covering everything we found: current condition, any leaks, equipment status, and recommendations. Clear enough to share with your real estate agent, lawyer, or home inspector.
